Planning & Zoning

GILPIN TOWNSHIP IS A ZONED COMMUNITY. ZONING PERMITS  ARE REQUIRED FOR NEW USE, CHANGE OF USE, BUILDINGS, SIGNS, AND OTHER ITEMS. THE ZONING ORDIANCE AND PERMIT APPLICATIONS CAN BE VIEWED BELOW.

Zoning Applications
Please note: These application must be filed in conjunction with MDIA/UCC Applications (when applicable), not in place of. If you are unsure or have any questions, please reach out to the Township at 724-845-0981 x 1. 
Building Zoning Permit Application
​Must be submitted before any building or erection of any structure may begin. See Article 7 for more information. 
Demolition Permit Application
Must be submitted prior to demolition of any structure.
Use Application
Must be submitted when changing land use, proposing new land use, or moving a business into the Township. This includes home-based businesses. 
Solar Application (Small or Large)
Must be submitted prior to any solar development on residential or commercial property.

Conditional Use Permit Application
 Should be submitted prior to a Building Zoning Permit Application when necessary. See Article 2 for Conditional Uses. 
Application for Conditional Use - Extraction of Natural Resources
Must be submitted prior to mining or any other natural resource extraction. See 404.15 for additional requirements. 
Pool Permit Application
Must be submitted before erection of a pool.
Sign Permit Application
Must be submitted before erection of any sign or billboard as required in the Zoning Ordinance.
Application for Variance
Must be submitted to apply for a property variance.

Build a porch/deck/patio with a roof?

Enclose a porch/deck/patio?

No Zoning Permit required, but check with the Code Enforcement Officer for PA Uniform Construction Code requirements.

Install a new roof?
No Zoning permit required but check with the Code Enforcement Officer for PA Uniform Construction Code requirements.

Build a deck/porch/patio with no roof?
No Zoning Permit required, but check with the Code Enforcement Officer for PA Uniform Construction Code requirements.

Replace my siding?
No Zoning permit required but check with the Code Enforcement Officer for PA Uniform Construction Code requirements.

Pave my driveway?
No permit required.

Install a sidewalk?
No permit required.

Flood Plain Building

Are you building in a FEMA Designated Flood Plain? You are required by the Gilpin Township Flood Plain Ordinance created pursuant to the PA Flood Plain Management Act, as amended to apply for a permit with the Flood Plain Administrator of Gilpin Township. In Gilpin Township, the Administrator is the Code Enforcement Officer. Find more information on this page. ​

​LOCAL ECONOMIC REVITALIZATION TAX ASSISTANCE (LERTA)

LERTA is a 10-year tax abatement on Township and County Taxes and a 5-year abatement on School Taxes. LERTA MUST be applied for at the time a building or zoning permit is applied for. Applications will go before each governing body for approval. If this is not followed, your LERTA application will be denied per Statute and Ordinance.

2008 Regional Comprehensive Plan
In 2008, Gilpin Township, in cooperation with Leechburg Borough, Parks Township, and Bethel Township held studies and published a comprehensive plan for the Region.
